New Building Regulations Law 2021:
What are the regulations of the new building regulations law?The law deals with four basic aspects of building regulations, which are:
The first axis: General provisions for constructionThe second axis: usesThe third axis: altitudesThe fourth axis: plots of land and construction areas.
The first Axis: The General Provisions of building Adherence to the height restrictions mentioned, and not exceeding the maximum limit issued by the authorities
The concerned mentioned in the approved general strategic plans for cities.
- Commitment to the principles of design and conditions for the implementation of buildings and facilities in the Egyptian code.
- Adherence to the principles, controls and requirements of the approved divisions and the lists of conditions attached to the decisions of those divisions in accordance with Law No. 119 of 2008.
Adhere to the planning lines approved by the competent administrative authority. These conditions and regulations replace the temporary planning and building requirements issued by the governors for cities that do not have approved strategic plans. - These conditions do not apply to the national projects implemented by the state, “housing for the Egyptian population - alternative housing - social housing”. These requirements do not apply to lands under the jurisdiction of the New Urban Communities Authority and Armed Forces lands.
These controls and requirements apply to building permits, which will be issued as of the date on which they become effective
Second ِAxis, uses:
- New licenses are not permitted for the occupations and commercial or administrative activities in the residential buildings.
- It is not allowed to change the activity of residential units other than residential use.
Third Axis, Heights
The heights of buildings overlooking the streets are determined according to the following table:

6-8 meters, the maximum height of the nit is 10 meters. The maximum height of the rotor is

the maximum height of the floors is G + 3If the width of the street is from
10 to 12 meters, the maximum height of the floors is
G + 4Fourth, areas of land plots and constructions:
The percentage of construction on the land does not exceed
70% of the plot area.
- Commitment to the rights of easing the lateral setback distances "from at least one side" and the rear, provided that the minimum setback distance is 2.5 meters.

8.5 meters.The maximum area of the plot of land for a single residential building is

What happens if a year has passed since the license without starting construction?However, if the licensee does not start building within one year from the date of receiving the license, he must obtain a certificate from the administrative authority that issued the license stating that the license will remain valid for one year from this date.
Article (53) of the law stipulates that the owner or his legal representative must notify the competent administrative authority of planning and organization affairs by a registered letter with acknowledgment of receipt of his intention to implement the licensed works at least two weeks before the start of the notification.
